Lodging
We advise that you carefully review check the details of your booking, as set out on your confirmation email. It is important that you contact us immediately via email if any of the details are incorrect or incomplete.
We will always do our best to rectify any inaccuracies or accommodate any changes you wish to make to your booking, providing we have ample notice. We cannot accept liability for any inaccuracies that are not brought to our attention within seven days of issuing your confirmation, nor can we accept responsibility for inaccurate information you have supplied.
Check-In and Check-Out
Mandatory advanced check in is required ahead of your arrival. You’ll receive an email with a link to complete our check in form wherein you’ll provide details of your guests and as lead guest you’ll provide a scanned image of your passport or UK driving licence. We operate this procedure to ensure the safety of all our guests and staff and to prevent human trafficking and serious crime.
We offer self check-in to your accommodation from 3.00 pm onwards until 10pm on the day of arrival. Access instructions will be communicated by email the day before arrival and no later than noon of the day of arrival subject to completion of mandatory advanced check in.
If you expect to check-in after 10.00 pm, please notify us in advance and confirm your expected time of arrival. Check-out of your accommodation is by 12 noon on the day of departure. It is particularly important for this time to be observed so that Housekeeping has sufficient time to prepare the accommodation for the next residents. Leave your key in your accommodation and please note a charge of £50 per key will be charged to your account for any keys not left in the accommodation.
We reserve the right to charge additional fees should check-out times not be adhered to.
Payment Terms
All reservations require full payment at the time of booking.
We accept payment by most major credit or debit cards. All prices quoted are in British Pounds Sterling. An invoice (if required) will be provided following departure. The card will also act as security for any charges incurred during the stay which will be processed at check-out.
Amendments
You should notify us by email our of any amendments to your confirmed booking.
Cancellation
Cancellation terms are clearly indicated for the chosen rate at the time of booking. Where a non-refundable rate is chosen cancellations are charged the full cost of stay. Completion of payment indicates your acceptance of these terms.
In the intertest of ensuring we treat all guests fairly, we do not make exceptions.
Cancellations and Changes Made by Orchard House Lodges
In the unlikely event that Orchard House Lodges is unable to accommodate a confirmed reservation, it may be necessary to offer an alternative of an equal or a superior standard. If at any time we need to make changes that will significantly affect your stay, or we need to cancel your stay, we will tell you as soon as possible, offering a suitable alternative or a refund. This does not apply to minor changes or events during your stay, resulting from unusual or unforeseeable circumstances beyond our control. We cannot be held responsible for cancelling your booking as a result of your failure to comply with any requirement of our Booking Terms & Conditions and we cannot be held liable for any expenses, costs of losses incurred by you as a result of any change or cancellation.
Non-Smoking Policy
All accommodation at Orchard House Lodges is non-smoking. Any guest found to be smoking will incur a charge of £200.00, which will automatically be charged to guests’ payment method.
Pets
We do not permit pets in our accommodation or on the premises. We reserve the right to charge fees of £200 and cancel the booking with immediate effect where pets are brought onto the premises.
Breakages
Guests will be expected to pay for any unreasonable breakages, damage to fabrics and furnishings, or any additional cleaning required in all Orchard House Lodge accommodation.
Occupancy
All of the lodges at Orchard House Lodges are reserved for the overnight occupants of that property only. The maximum number of adults and children permitted is outlined on your confirmation. Should you wish external guests to visit the property during your stay this must be agreed in writing.
Noise
At Orchard House Lodges we want all of our guests to enjoy their stay with us and ask that noise is kept to a minimum out of respect for others.
Should noise levels reach an unacceptable level we reserve the right to ask guests to vacate the property and cancel the stay with immediate effect. In this situation no refunds will be provided and Orchard House Lodges reserve the right to charge any additional fees required.
Parties
In the interest of ensuring a peaceful stay for all our guests we do not permit parties at any of our accommodation. This includes stag and hen parties. We reserve the right to ask guests to vacate the property and cancel the stay with immediate effect. In this situation no refunds will be provided and Orchard House Lodges reserve the right to charge any additional fees required
Live Music
Please note that live music is not permitted in any of the accommodation at Orchard House Lodges.
Lost Property
Orchard House Lodges and their employees are not responsible for lost, stolen, broken or forgotten items. Any items found by Orchard House Lodges will be held for a maximum of three months.

Complaints
If you are dissatisfied with any aspect of your stay, you should bring the matter to the attention of the Duty Manager as soon as possible, so that all reasonable efforts can be made to rectify the situation. You can contact the Duty Manager on 0131 618 34 34 or by email at escapes@ecohuman.co.uk.
